The retail shopping center provides an excellent introduction to commercial income-producing property. Retail property management requires more knowledge about tenants’ businesses than does management of any other commercial income-producing property; often the income from the property is directly related to the success of the tenants’ businesses.

Shopping center properties are relatively easy to classified by size and retail market orientation. Once the property has been classified, the analyst can identify the tenant mix, physical requirements, and operating characteristics of each type of property. To evaluate a shopping center property, however, real estate lenders need to understand the concepts behind the design and location of shopping centers.

A tremendous growth in the number of shopping centers and in the volume of retail sales in these centers has accompanied the increase in population and affluence of Americans and the migration of that affluent population to the suburbs. In the remainder of the twentieth century, two major forces affected retailing and, therefore, shopping centers. Demographers expected a significant shift in population, housing, and retail sales from the industrialized Northeast and central United States to the growing technological centers in the South and West. Shopping center growth expected to follow traditional population- driven patterns in these areas. The second force was the continued growth of discount retailers and the slow, and certainly not full, recovery of traditional full-service retailers.

During the 1980s retailers such as Federated Department Stores and Macy’s, venerable names in full-service retailing, went through leveraged buyouts. Amassing huge debt loads, they were unable to weather the economic recession of the late 1980s and early 1990s and filed for bankruptcy. Even those traditional retailers with strong balance sheets and established names, such as Sears and J.C. Penney’s, were damaged by the recession’s slow sales and the emergence of the new giants of retailing, the discounters.

By the late I 980s, Wal-Mart from Bentonville, Arkansas, had surpassed all others to become the largest retailer in the United States. K-Mart, another discounter, continued its successes in following the growth in suburban areas of larger cities while Wal-Mart concentrated on smaller towns and cities. The impact of these new retailing giants on the shopping center industry was and will continue to be significant. The net growth of shopping centers may slow as population changes reflect shifts rather than real growth; however, the shopping center concept will remain strong.

This tremendous growth was stimulated to a certain extent by population growth, but the main factor was the movement of consumers, followed by retailers, from the city to the suburbs. Despite the temporary slowdown caused by problems in the energy industry in the early 1980s and the general economic slowdown of the late 1980s, a general migration continues to the South and West. People moving to these areas will continue to need housing, and shopping facilities will continue to follow in patterns similar to those established over the past few decades.

Former Marseille midfielder Jean-Jacques Eydelie told French
sports daily L’Equipe that the whole Marseille team, except
striker Rudi Voeller, received an “injection” before the 1-0 win
over AC Milan. According to him the Marseille players were asked
to stand in a line to receive an injection before the match. He
also said doping and match-fixing was commonplace during his
time at Marseille. He was also involved in the match-fixing
scandal in which Marseille was stripped of its 1993 league title
for bribing opponents before a match. Eydelie said he was
ordered to give money to the wife of former Valenciennes player
Christophe Robert to convince him to lose the match in 1993
against visitors Marseille. According to Bernard Tapie, former
president for Marseille soccer club, Eydelie tried 18 months ago
to bribe teammates for money threatening to take reprisals if
they said no, so he says this could all be seen as a set up. He
also denied the allegations and said he plans to take legal
actions against Eydelie but the European soccer’s governing body
would have to investigate the allegations first. If these
allegations were proven to be correct the UEFA would. Marseille
beat Milan 1-0 to become the first French club to lift Europe’s
top club trophy. . The team included goalkeeper Fabien Barthez
and captain Didier Deschamps - both of whom won the World Cup
with France in 1998. On the other hand Arsenal’s French manager
Arsene Wenger described former Olympique Marseille chairman
Bernard Tapie as a bad influence for French soccer. Wenger said
it did not surprise him, he also said it was the worst period
that French football has been through. He assured it was
“gangrenous from the inside because of the influence and the
methods” of Tapie at Marseille Marseille won 1-0 and clinched
their fifth consecutive title. They were stripped of the
championship the following year and demoted to the second
division after the scandal erupted. They were also banned from
defending their European title.

If you are in the construction business or employed by an industry that uses products containing asbestos, you may wonder “Are asbestos fibers visible to the eye”? Generally asbestos fibers are too small to be seen by the naked eye. Asbestos becomes dangerous when it has broken down into small fibers and is inhaled. It is nearly impossible to detect the presence of asbestos without taking the material to a lab for testing. A lab technician will put the material under a microscope to search for asbestos fibers. Asbestos does not cause an immediate reaction. It will not cause you to cough, sneeze, or your eyes to water. You cannot see, smell, or taste asbestos. If you skin becomes contaminated with asbestos it will not burn or itch.

Asbestos related diseases have a very long latency period. This is the time frame from when you are first exposed to asbestos until you become ill. Most persons do not become ill for at least ten years after exposure and some not until over forty years later. Asbestosis, lung cancer, and mesothelioma are all asbestos related diseases. Asbestosis occurs when asbestos fibers enter the lungs. The body will naturally produce an acid to combat the fibers. However, this acid can cause scarring in the tissue of the lungs and in advanced stages breathing becomes more difficult and painful. Asbestosis was first documented in shipyard workers. Asbestos can also cause lung cancer. If a person smokes and is exposed to asbestos, they have a much greater chance of developing lung cancer. Mesothelioma is a type of cancer that has only been linked to asbestos exposure. It is a cancer of the cells that line the peritoneum (area surrounding the abdominal organs) and the pleura (area outside of the lungs and inside of the ribs).

There is a lot of debate and controversy surrounding which types of asbestos is harmful. Some types of asbestos are thought to be more dangerous than others but all types of asbestos exposure should be avoided. Actinolite, amosite, anthophyllite, crocidolite, chrysotile (white asbestos), and tremolite are all types of asbestos. Chrysotile is the type of asbestos most commonly used in manufacturing products.

Asbestos fibers are not visible to the eye. If you feel you may have been exposed to asbestos, the most common method for testing is a chest x-ray. The x-ray will not show the asbestos fibers but it can spot early signs of lung disease. There is no known cure for asbestos related diseases.

Regular communication with clients and prospects is essential to increase your revenues over time. But if the results are not living up to your expectations, step back and ask yourself, “How can I improve my newsletter to increase its readership and drive more sales?” Perhaps you need to make your content more compelling or to use your newsletter in a more engineered fashion.

The marketing goals for your newsletter should be: 1) to consistently present yourself as a knowledgeable expert to whom readers can trust their real estate matters, and 2) to bring prospective clients to your Website where they can view your listings, be reminded of your realty’s programs for buyers and sellers, and to see your latest promotional offers.

Your newsletter should be a vehicle for driving prospects to your Website where pertinent offerings are presented. The best way to do this is to provide compelling article lead-ins or summaries that direct your readers (”Click here for complete article”) to your Website for the rest of the story. It is a close race, one that likely will not result in deep price cutting to move models, but is certain nevertheless to be on the minds of executives employed by two automakers until the clock strikes midnight for the final time this year. What the race is all about is this: the perennial sales battle between two German automakers, BMW and Mercedes, with BMW expected to pass Mercedes in world sales totals for 2005. The ramifications are strong for each automaker and will set the tone for the way each company produces and markets vehicles from 2006 forward.

Mercedes finishing second to BMW is not a comfortable taste for DaimlerChrysler, parent of Mercedes and now owner of The Chrysler Group, maker of Jeeps, Dodges, and Chryslers. Only Volkswagen sells more cars than either make, but when it comes to a predominately luxury line up Mercedes and BMW battle alone amongst German makes with Audi a distant third.

Unlike American automakers, Mercedes is not likely to engage in deep price cuts to attract customers and “steal” sales that they would have made in 2006 for 2005 to stave off BMW. Still, purchasers of Mercedes vehicles should find an even friendlier showroom in which to shop when they negotiate the price on their “C”, “E”, or “M” Classes of vehicles.

So, exactly what has caused the shift in sales? Well, published reports indicate that Mercedes sales continue to rise, but slowly. On the other hand, BMW sales increases are in the double digit category which is what has pushed BMW ahead of Mercedes so far this year. Oddly, it isn’t the luxury cars in each automakers’ fold that is spelling the difference. Unknown to many Americans, both BMW and Mercedes sell cars that are smaller and less luxurious than the cars that appear in the states. Cars that compete squarely against Volkswagen’s Golf and offerings from GM, Ford, several Japanese automakers, and others.

Yes, it is true. Not all BMW or Mercedes models are luxury cars. Unlike in the US where a Cadillac is exclusively a luxury car, both German brands produce cars for the rank and file driver too. It is these types of cars that have fueled both automakers growth and is likely behind BMW jumping ahead of Mercedes.

To counter BMW’s surge, Mercedes does have an ace up its sleeve: the introduction of one or two smaller lines of cars to the U.S. market by 2007. If you haven’t figured it out yet, Mercedes has “A” and “B” Class cars that are smaller and less expensive than the current “baby” Mercedes, what we call the “C” Class. Mercedes hopes that the US market is ready for less pricey cars sporting the venerable Mercedes name and that these sales will propel Mercedes back into the lead.

Of course, what is good for Mercedes is good for BMW as the automaker explores bringing its “1″ and “2″ series cars to the US to compete for sales. Both lines of cars are positioned against Mercedes “A” and “B” class cars and are the same cars that have bumped BMW’s sales figures up.

Now if only Mercedes would consider importing it’s SMART car to the US market…

This author started with a clean website and wrote 5 articles in as many weeks. There is nothing else.

Within a week, this author’s site got a #1 ranking from Google, using the author’s name as the keyword and has stayed there during this period. MSN finally gave a #1 ranking after wavering between 8 and 12. For 2 to 3 days, Yahoo ranked it as #1 or #2, after which, the ranking disappeared altogether.

There are about 100 sites which reprinted these 5 articles. Many did not activate the link found in the author’s bio. The three major search engines reported a total of 48 inbound links. MSN reported 34 links, Yahoo 13 and Google 1. All in all, this author’s site received about 100 visits from various countries. One article appeared in foreign-language site from Brazil.

Do not be surprised at meeting the odd article pirate. This particular website strips the author’s bio, changed the title slightly, take the whole article in word for word and claim the article as his original creation. Looking at this site closely, it is easy to spot the various styles of different writers, yet this article pirate claimed authorship of all those articles.

This author’s personal take.

Have lower expectations - taking a digit or two off from the figures is closer to reality for most writers.

Choose the right topics. Writing about celebrities, hair are popular topics. There is one particular article on hair in places where the sun has hardly shone before, which had over 30,000 hits in an article-submission site alone. In contrast, articles written by this author on cryptography and technical analysis have only 100 hits. How these popular topics are related to your website’s theme will need your creativity at its best.

Consider using teenagers and young people as your test-market. If they do not read your articles, chances are, few would.

Submission to article sites is an exercise in patience. The author still wonders how some experts still claim there are hundreds of article submission sites, when there are only tens of listed article depositories. Probably, they may be referring to the thousands of one-theme sites such as web marketing.

Despite some flaws, this author still recommends article-writing as a web promotion tool. Seeing your articles accepted by 100 sites and read by thousands is indeed gratifying. Seeing your opinion being quoted and discussed in forums is exhilarating. Seeing one of your articles being blatantly pirated provides a new badge of honor - how many articles get pirated anyway? The internet, like everyone else, is imperfect.
